Didnt answer the question, just gave general advice. I got better information from google. Simarc are trying to charge me late payment fees for groundrent even though they sent the demands to my previous address, I have confirmation from Simarc that they had my new address in 2023. The law states that they must issue demands to my corrispondence address. Leasehold Advisory should have known this but didnt inform me
I get long answers but they are NOT to the questions I raised.
This is the second time and its very frustrating.

I'm disappointed as they were previously very helpful and I really need an answer to the questions I asked.
If a response could be sent I would change my rating.
Advice came through at 11.30pm on a Saturday night. It was a very brief response to a complex question and the person who responded had not asked to see our lease so could not possibly be certain they were correct. It wasnt the response I expected or hoped for and at that time of night on a Saturday I was unable to seek verification from a solicitor. I've now done so and the solicitor is retrieving documents to look at. I feel the advice was ill-timed, unprofessional and irresponsible. I should have simply gone straight to my solicitor in the first place instead of waiting two weeks for a reply that only worried me half to death and caused a sleepless weekend. All responses should be in business hours.
The advice I received was professional and prompt. But I was disappointed that LEASE could not advise on the enforcement of lease provisions where co-freeholders are the landlord and there is no deed of trust or freehold company. This shared freehold structure is a very common form of ownership.
Speedy, very detailed, point by point accurate response to my leaseholder query. I find this a very helpful platform to use, so I can approach my landlords with legal speech to my housing issues.

Waited 7 days for some very basic advice that wasn't useful. I originally contacted you as a friend had a really helpful 15min legal advice call with you.

There is a discrepancy between the length of my lease between the freeholder and the land registry l. I was advised to get in contact with both of them. I did and they are still contradicting each other. None the wiser! No help for my situation.
