This is the second time I have used MUVE. On the first occasion, which was a very simple sale, the process ran smoothly, communication was frequent, and continuity of personnel was evident.
Unfortunately, on the second occasion, a much more complex sale and purchase transaction in a chain, the process ran well for the most part, but on the lead up to completion, the service efficiency, effectiveness, clarity and communication all deteriorated rapidly. This was a great shame because up until that point I was satisfied with the service and would have rated the company 4 stars. But as we all know, the most important element of a solicitor's service is right at the end when paperwork and payment flow and communication has to be at it's very best. This is the time when emotions run highest, time is of the essence, and regular, accurate and timely communication are all critical. Unfortunately in my case, on the date of completion everything slowed to a crawl, communication broke down, vitally important deadlines were not communicated, and misleading and contrary information was provided as to the reasons for the issues arising. What is even more galling, is that I paid their 'expedition' fees because exchange and completion were within 5 working days of each other ! I certainly didn't receive value for money from this additional payment. But the primary gripe I have, is that this company owe me money. £2,700 - so not an insignificant amount. This amount related to an early repayment charge being incorrectly quoted on a 'draft' mortgage redemption statement from First Direct. It was listed in error as payable on the draft mortgage redemption letter from my bank, First Direct, supplied on April 16, but was removed (as agreed between the bank and myself) when the final mortgage redemption letter was requested by Muve on the actual day of completion, April 21. Because the conveyancing team at Muve didn't request this early enough on the day of completion (as instructed by me to do so some 5 calendar days previously), the letter could not be produced by First Direct in time to meet the 1pm contractual deadline that all the solicitors in the chain had agreed between themselves - but which was never communicated to me. At 12:09pm I was advised by my conveyancer that I would have to pay the additional £2,700 in order to complete before the 1pm deadline - or face additional legal costs. I suggested I pay less the £2,700 but they assured me any additional payments would be reimbursed promptly post completion as soon as the final redemption statement letter arrived from First Direct. They also said they would issue me with a revised completion statement - which they have failed to do. Since April 21, I have been unable to reach either my conveyancer (Dinithi Panagoda) or my case 'owner' Hanaan Rizwan. They are ignoring repeated e-mails asking for updated documentation and repayment of monies outstanding. This 'radio silence' is worse than receiving unfavourable communication and is simply inexcusable. This is supposed to be a professional company offering conveyancing services. It appears to me (I have no proof) that they are experiencing high staff turnover, - probably through inadequate training, or too few staff for the workload they're contracting for. Dinithi is the second conveyancer assigned to my case. I did manage to speak with her once (they employ gatekeepers when you phone to deflect/reduce/avoid one to one contact) and it was obvious from that conversation that she was inexperienced. I have already raised an official complaint through the Muve website detailing this issue, but felt honest and balanced feedback was also necessary on Trustpilot so that those people who choose to employ Muve's services, have more live cases to review and use to make informed decisions prior to engaging with this company. I'm not categorically saying don't use them, just tread carefully.

Caushaal Thiyagarajah and Tiyasha De Silva were both excellent throughout the process. They kept us well informed at every stage, which made everything feel much less stressful. Communication was clear and timely, and they were always helpful when we had questions.
We also really appreciated their flexibility, they were able to delay things when we needed, which made a big difference for us.
Overall, a smooth and professional service. I’d happily recommend them.

Both Hiruni and Pramita made the process as stress free as possible. As first time buyers they helped us through it all. Email correspondence was always clear and quick. Should we not understand anything they would go into further detail to make sure we did. They were great at updating us on the process as well as keeping to our ideal completion date.

From the outset, they explained the entire process clearly and were always happy to answer any questions I had. As a solo buyer, this made a huge difference and ensured I felt confident and well-informed at every stage.
They were also incredibly efficient, completing the whole process in just 7 weeks, which ultimately saved me money on my rental property. Their online portal was another standout feature, making it easy for both myself and the estate agents to track progress and stay updated throughout.
Towards the end of the process, there were a few administrative errors. However, these were acknowledged quickly, and I appreciated the team taking accountability and apologising. Importantly, these issues did not impact the completion date at all.
Overall, a smooth and efficient service with great communication throughout. I would definitely use them again in the future.

Tiyasha & Nisali were fantastic from start to finish. Being FTB I was incredibly nervous about the whole process however they were very patient with me and answered my many many questions in good time without making me feel like an idiot. I was originally quoted 12 weeks for the sale to go through - there is no chain involved and the process should have been really straightforward. It has now exceeded 27 weeks and the sale is still not concluded. I sent an official complaint after six months and have had no serious reply from that - the whole process has been very stressful and difficult....I used their services because of the good reviews I had seen on trustpilot - I feel very let down....
