Great credit to Georgina for all her diligence and hard work

Orchards have been managing my property for a while now so thought it was time to give them a review. To date I have been really impressed with everyone in the office. My calls are always answered and who ever I speak to always do their best to deliver exceptional service. Orchards have been fantastic at making sure my property is being managed in a compliant manner and are very thorough. I have used other property managers in the past and they did not pale in comparison to the team at orchards. I am confident my investment is in safe hands and have total trust in orchard estates to ensure that my tenants are happy and I won’t be facing any issues with compliance. I would 100% recommend if you are new to being a landlord or unhappy with your current property manager to give orchards a call.

Dreadful estate agents. They don't seem to have any idea of the process of selling houses.
They are fully aware my husband is terminally ill and yet they are not working on our behalf at all.
They only gave us three days notice when the buyer wanted to move in to the house we were selling, which is appalling. They constantly called us saying we were holding up the sale, when any percieved delay was on the side of the solicitors, not us. Our ability to vacate the premises was tied to the availablity of removal companies. Considering we were given less than a week's notice of the sale, it was hard to find a removal company. It has cost us a fortune in removal and storage because of the short notice. I understand the client may want to move in asap, but as the estate agent it is their job to temper expectations and set realistic goals that benefit both the buyer and seller. Worst estate agent I have ever dealt with. They are aggressive and rude, and will not take no for an answer. Don't waste your time or energy.
And it gets worse lied to by Orchards - the cash buyer that we reduced the price by 25k is actually in a chain and now holding up the sale.
Orchards bill was £1500 more than it should have been at 1.25%+VAT. They claim it's a computer error and they don't check their invoices before they send them. What an admission! An inability to undertake basic maths.
My daughter and her boyfriend had a similarity bad experience with them and after 7 months pulled out of buying the property. So we know this is their normal modus operandi.
Any other estate agent would be better. 10 years of getting it wrong

I would like to say Alex the Manager of Orchard Estates Stoke Sub Hamdon is Super Efficient and was extremely helpful!
We would Highly recommend using this Letting Agent to anyone looking to rent a property. We have been looked after very well and commend their Professionalism!!

As a Landlord I have used them for years in the main they get you decent clients but when tenant issues arise they go the extra mile to help you get the property back on track

This company from Stoke Sub Hamdon were terrible. We put an offer in on a property and they tried to force us to use a solicitor of their choice. We made an offer on a Saturday and I was rushed to hospital on the Sunday. When I got out I asked them if they would allow me 12 hours extra to contact my solicitor who they claimed were no longer conveyancing. They refused and withdrew our offer. They also removed my review from their reviews so make sure only good reviews appear on their site. Would avoid at all costs.
