Deposit Treated as a Service Charge – Overpayment Not Refunded

We had a very frustrating experience with Regus Aalst.

At the end of our contract, we carefully reviewed our account statement and discovered serious inconsistencies. The biggest issue is that the €378 retainer (security deposit) was included in the total invoice amount as if it were a service charge. This is simply incorrect — a retainer is a refundable deposit, not a billable service.

Because of this misclassification, the total amount appears higher than the actual value of the services provided. Even based on their own figures, we ended up paying more than what we actually used.

Additionally, the accounting system generates multiple invoices and credit notes that cancel each other out, making the statement extremely confusing and lacking transparency. It is very difficult to clearly understand what you are actually being charged for.

Despite raising this issue and asking for a clear breakdown, we have not received a satisfactory explanation or refund.

Overall, this creates a lack of trust and transparency. I strongly recommend that anyone using Regus carefully review all invoices and account statements, especially regarding deposits and additional charges.

We always aim to provide an efficient and supportive billing process, and I apologise for any confusion that may have occurred.
Your retainer is included in your statement of account as it is billable, however, it is held on its own and not as a service charge.
We fully understand the importance of receiving your refund promptly but please note that retainers are refunded once all invoices have been paid and the account is showing a clear balance. As there is an outstanding balance on your account that remains unpaid, the retainer has been offset accordingly.

I have had a problem with the billing…

I have had a problem with the billing part of Regus. I had my credit card compromised and need to get it replaced 3 months in a row. This caused some of my billing to be late. I would get the notices from the billing company and when I would call in to take care of it, they would not be able to take my payment. I was told that there were 3 or more accounts and they could not access them. This has led to now my account being frozen. I feel that this process has been made more difficult that what it needs to be. It would be helpful to be able to have a phone number that I could call to take care of this and answer questions that others cannot answer.

Commission scammer

When We initially inquired about a flexible membership option at Hayden Ferry in Tempe, but were aggressively upsold into a $1,600/month lease for TWO YEARS—a decision that now seems motivated entirely by an agent’s commission, not by transparency or our business needs. When we reached out for help, their “solution” was to trap us in yet another lease at a different location, effectively doubling down on the damage and trying to squeeze even more money out of us.

To make matters worse, there is NO A/C on weekends and the building locks, rendering the space practically useless for weekend operations. Then came months of loud, obstructive construction—making the environment completely unsafe for our patients, many of whom suffer from traumatic brain injuries. We couldn’t even operate, yet we’re still being forced to pay full rent.

This experience has been appalling. Zero regard for healthcare providers, zero concern for patient safety, and zero integrity in their leasing process. We need an immediate resolution and release from this lease. This has been an exploitative and damaging experience, and I would strongly advise others to stay far away…

Dont bother with Regus there are better companies out there.

One of the worst companies to deal with. All they want is money with zero customer support. Been trying to contact them since last 4 months regarding incorrect billing. They never respond!!

Update after owner's response:

This is utter lies.. Nobody contacted me regarding your so called price hike. When asked I was about it I was told (a year ago) that this was general price adjustment due to inflation and you guys update the prices every year and this change is about 4-6%. Only in my case the price hike was 3 times not 4-6%. When I asked why I am special, again, there was no response. The reason I continued for another year is that, I was using the address and it is difficult to change the address all of a sudden (but I have taken that step now and will never ever use Regus). Regarding that mail service, thank you for confirming that I have never used that service (and have never asked for that service). Now go ahead and refund all the amount charged for that service since the day it was first charged, not just for last month.

Note to other prospective buyers: they ask you contact them via contact us form on their website. When you do fill that form you simply get a email confirmation that you have contacted them. There is no record anywhere of what you wrote and how many times. Then when time comes and you accuse them of not replying they conveniently ask you to prove that you contacted them in the first place. Which they know you cannot.

Prior to any renewal, our customers receive courtesy email reminders which we sent to you and you queried with us. We clarified them at the time and you continued with us for another year so it is confusing that you now state that you have received “zero customer support”.
As you did not use the mail handling service, we have credited the charges for you.
