Avoid if possible. Attitudes with you when you’re the one with the issue and paying them. They are ok with small repairs but big issues-expect lack of communication and delays.

They took over our lease a year ago. We never seen them nor did they come out check our house. No upkeep on our house in 5 years. Our lease was up for renewal and we had a roommate move in someone signed mine and my husband’s name to the agreement. When I found out I contacted them and they done nothing. A few weeks later they added the roommate to the new lease without asking us . We didn’t authorize it. Then they gave this person all our private information and log in information for our rental payments. Again we didn’t give no permission for anyone to be added to the lease. So when we got the lease for us to sign it I signed it wrong and they never even caught it. This company does fraud and they don’t care about the people who have been in the house for 4 plus years they lie one lie after another. This same person got his daughters emotional support dog added, I have been dealing with a supervisor for months to get my daughters emotional support dog added and nothing happens. So don’t trust these people. They are in it for the money. I’m looking into suing them for everything they have done that was illegal and they were notified about the fraud and still let this person sign a lease without permission. RUN AS FAST AS YOU CAN!!!

My wife received military orders for us to relocate a month before our lease was set to end. Tricon is now trying to withhold our security deposit despite having proof of our orders more than two months in advance and despite telling us the home was left in immaculate condition. The utter contempt you have for people serving this country is shocking and you should be ashamed of yourselves.

The entire process of leasing and moving in has been terrific. Justin, who did our initial walk through was incredibly helpful and personable. He made moving in very smooth. Every person we have dealy with has been great.

My experience being here for a few months has gotten better I put in a ticket maintenance comes out days later it's fixed. I also like that when a maintenance person arrives he will ask any other issues .

Victor Salazar is such a great person, he took his time to help fix the issue in my yard, unfortunately we had to put in a new request repair. But he is so supportive and took his time explaining the issue. I would definitely recommend him again. Thank you Victor on helping us at our home 🫶🏼

Being in the residence for ~10 years for the most part was good, the major issue was the lack of urgency to to check for Mold in the carpet once discoloration had been identified and repaired multiple times over a few years. Even after complaints of respiratory issues and constant headaches.

So far everytime we have had a maintenence issue tricon has been Johny on the spot. In my book that is awesome . There are alot of companies that take forever to get those things done.

Trion is a terrible place to rent from when we first got our place we had a walk-through. The maintenance guy said that they did one coat of paint, but you could clearly tell they only went over where holes were that wasn’t even patched properly. They didn’t even sand the patches The back deck it was rotted out in some places we took videos of proof just in case they wanna say it was us . Our rent Went up a crap ton 450 more a month from when we first moved in. two years of being here it takes about an hour and a half just to get a hold of somebody on the phone for maintenance and they send out third-party to come fix the stuff which half the people that came out to fix things like the flooring that was terrible and had water running underneath the third-party company they sent look like a bunch of crackheads with a piece of shit truck when they did the floor, they were asking us for some of our food in the cabinets and drinks and during the time we were moving out, Trion will tell you they keep your deposit. Your pet fee is nonrefundable unless you’re in California on top of that it is four grand to break your lease and they want you to clean everything in that house patch all the holes, which is acceptable for the holes clean the flower beds basically do the whole entire house and then on top of that have the carpets professionally cleaned and they want you to show a receipt basically shitty landlords making us do all the work for them and keeping over $4000 like what’s the four grand even for and keeping our deposit. we was in this place for two years, never hung a picture or anything this place and they make you do all the work for them even though they have a maintenance team. I am writing this review as a resident who has rented with Tricon Residential for four consecutive years. While I have consistently fulfilled my obligations as a tenant, Tricon has completely failed to meet theirs. If you are considering renting from this company, please save yourself the immense stress and financial burden and look elsewhere.
Throughout my four years here, the absolute lack of communication has been astonishing. There is effectively no local leasing or management office to speak of—it is impossible to reach a human being. Residents are completely ignored, left entirely in the dark without a single point of contact for assistance or escalation.
This systemic ghosting has had severe consequences:
Neglected Maintenance & Out-of-Pocket Expenses: Routine and urgent maintenance requests are routinely ignored. Because Tricon fails to respond to official tickets, I have been forced multiple times to outsource and pay external vendors with my own money just to keep the home safe and habitable.
Widespread Community Issues: This is not an isolated incident. My neighbors who also rent from Tricon share these exact same frustrations. We are all dealing with the same neglectful management practices.
Trapped in the Lease: I am currently attempting to either transfer or break my lease, but true to form, Tricon refuses to respond to my inquiries. However, if I simply move out, I will be penalized and charged for abandoning the property. They will hold you legally accountable for your end of the contract while completely abandoning theirs.
Tricon Residential operates with zero accountability and an extreme lack of professionalism. They treat tenants as a revenue stream rather than human beings who deserve a functional, managed home. Do not rent from them.

We rented a townhome from Tricon and the move out experience was the worst experience imaginable. The notice period they require is 60 days. We tried to give our notice 90+ days in advance and could not find a single phone number to call them. We only had a generic email and we sent several emails with no response. The way Tricon is set up, they don’t acknowledge your notice until they respond. After sending several emails, it was less than 60 days before our lease expired when they finally responded and they ended up charging us an additional 2 weeks worth of rent. On top of that, they tacked on an outrageous amount of cleaning, paint, carpet, and trash removal fees that came out to $1300. And that was after not giving us our $2200 deposit back. It was only me and my husband who lived there, we had regular cleanings done and took really good care of the home in the 2 years we lived there and paid a moving company to remove all junk/trash that was left after we moved out. We feel like this company is running a major scam and feel severely screwed over. I would never recommend renting from this company. Even while we lived there, it was impossible to get in contact with anyone whenever we needed something. Very unprofessional and the worst customer service I have ever experienced.
