I've used TurboTenant since 2025 and have generally been satisfied with the platform, but I recently experienced an issue that every landlord should be aware of.
I turned over one of my rental properties and the incoming ACH payment for the first month's rent and security deposit exceeded $10,000. The tenant completed TurboTenant's screening process, signed the lease, and submitted payment through the platform. The ACH payment was successfully withdrawn from the tenant's bank account and settled. However, TurboTenant then held the funds for approximately 9 days before releasing them to my linked bank account.
This was particularly frustrating because I pay for TurboTenant's Premium service, including expedited ACH processing. As landlords know, timing matters. Many of us need confirmation that funds have been received before countersigning a lease, turning over possession of a property, paying contractors, or making mortgage payments. A lengthy hold can create unnecessary financial and operational challenges.
If TurboTenant was concerned about fraud, there were better ways to handle the situation. They could have disclosed upfront that payments exceeding a certain amount may be subject to extended review, notified both parties before accepting the transaction, requested additional verification, or provided a clear explanation and expected release date. Instead, the payment was accepted, the tenant's account was debited, and the landlord was left waiting more than a week for access to funds without meaningful advance notice.
Fraud prevention is important, and reasonable verification procedures are understandable. What is not reasonable is withholding funds after they have been collected without clearly disclosing the possibility of a prolonged hold before the transaction occurs. A simple notice such as, "Payments exceeding $10,000 may be held for up to 10 business days for verification purposes," would allow landlords and tenants to plan accordingly and avoid surprises.
My advice to fellow landlords: if a rent and security deposit payment will exceed $10,000, consider requesting a cashier's check, wire transfer, or a direct ACH transfer to your bank. Do not assume that paying for expedited ACH processing means large transactions will be available immediately.
Learn from my experience and plan ahead. A delayed payment can create real problems, and in the wrong circumstances, it could even jeopardize a lease transaction.

As a busy Investment Manager I am so thankful for Turbo Tenant! I’ve been in multi-family for many years and have used all the major platforms for accounting such as Yardi, Real Page, Entrada, etc. To have a similar platform available that provides my residents the online payments and e-signature capabilities without having to spend thousands of dollars and sign a contract to use the software is so amazing! My residents love the app and the ease this system has brought to our working relationships! There are some things that could be better such as being able to archive chats from inquiries and export chats to save in print file for past residents but I constantly see Turbo making updates and adding features. I love that you are listening to your users! I also love that reporting keeps getting better! Your year end and GL reports are awesome and have made our taxes easy to file. Thank you turbo tenant! I am a fan! ❤️

TurboTenant has been a frustrating experience. The app has an issue where payments can appear as though they have successfully processed through the app when they actually have not. As a landlord, I have received payment two months in a row in my bank account, only to have the funds later removed due to this glitch.
When this happens, tenants are forced to wait 10–15 business days for the funds to be returned before they can attempt payment again. This creates unnecessary delays and leaves landlords waiting even longer to receive rent.
Customer support has also been difficult to reach. When I was finally able to speak with someone, there was no effort to expedite the process or provide any credit toward the membership fees paid. Only that they would pass along the information to the team (because that helps).
I would not recommend TurboTenant to other landlords, especially those managing multiple properties. Reliable rent collection is too important to deal with recurring payment issues and limited customer support.

It is incredibly frustrating to be forced into a new software system, especially when it lacks basic automation like calculating monthly utility totals. Having to do manual math defeats the purpose of paying for property management software in the first place. I deeply wish we had been given a 90-day notice to explore alternative companies before our accounts were sold away to TurboTenant.

Renter Beware! I responded to a rental listing and was forwarded to turbotenant.com to submit my application. They charge you $40 non-refundable and it doesn't matter if the landlord's listing is real, available, alive, responsive, under no circumstances will they refund your money. After my report was supposedly delivered, I called, emailed, etc. for 5 days straight and did not receive any response form the landlord. I told TurboTenant to charge the landlord. Clearly they have an account with them. TurboTenant said, no, we incure charges we can't recoup when we run a check on you. So! I'm fine if I get any response or a rejection from the Landlord, but if they are AWOL then charge them, NOT me. You could get go through many many applications without ever hearing from a landlord. That is ridiculous. Don't support this company. Find somewhere to live that doesn't use them.

Explanations and help were great and it was straight forward and fairly easy to use even by someone who is tech challenged. The reason I did not give you 5 stars was that I was unable to talk to a real, live customer service representative like I can with Apple Customer Service.
