I had a very disappointing experience with Foxtons in St John’s Wood. The service felt heavily focused on maximising commission rather than genuinely supporting landlords.

Despite charging a high management fee (around 13–14%), the level of guidance and support was poor—particularly when I had to manage aspects of the property myself. Communication was limited, and there was little proactive assistance throughout.

The most concerning issue is the requirement to pay a full year’s commission upfront. There is no guarantee that a tenant will remain for the full term, yet the commission is taken in advance and not adjusted if the tenant leaves early. This creates a clear imbalance where the landlord carries all the risk while the agent secures their income regardless of outcome.

Additionally, once this upfront commission is paid, you are effectively locked in, making it difficult to change agents even if the service falls short of expectations.

I also escalated my concerns to head office, but unfortunately this did not lead to any meaningful resolution or support, which was particularly disappointing.

With rental regulations evolving, agents should be more transparent and flexible. In my experience, this approach felt rigid and not aligned with landlords’ interests.

I would strongly advise others to carefully review all contract terms before committing.

Pressured to Pay Before Referencing – Very Unprofessional Experience with Foxtons

My wife and I had a very disappointing experience with the Foxtons Pinner branch, specifically with Ciara Ryan and Yunus Tuncbilek, regarding a flat we viewed on Pinner High Street.

After the viewing, we made an offer of £1,600 per month. Only a few minutes later, Mr. Tuncbilek called saying there was very high demand and suggested increasing the offer to £1,695 for the landlord to accept. Because we liked the property, we agreed.

We initially planned to return Monday to complete the application, but we were strongly pressured to come back to the office the same evening. Once there, we completed the offer form. As we were about to leave, we were repeatedly pushed to pay the holding deposit immediately, and right after that we were also pressured to pay one month’s rent in advance, even before referencing had started.

We left around 9 PM, and were told to complete the referencing as soon as we got home. While doing the referencing later that night, I discovered an old CCJ from 2022 for around £1,500 that I had not been aware of due to moving address before it was issued. As soon as I discovered it, I paid it in full immediately and sent proof the next morning.

After this, communication changed completely. Calls were ignored and replies became very slow. We were told we would now need guarantors, six months rent in advance, and proof of savings.

Although we did not initially have guarantors ready, we explained we could provide proof of substantial savings covering more than two years of rent. Ms. Ryan asked for the documents, so after work we went to Lloyds Bank, obtained official statements, and sent them immediately.

Despite requesting these documents, our application was cancelled within two hours, without any confirmation that the statements had even been reviewed. Shortly after, we managed to arrange two guarantors and confirmed we could also pay six months rent in advance, but we were simply told that the landlord “does not want to proceed.”

Overall, the entire process felt extremely rushed and unprofessional. We were heavily pressured to make payments immediately, asked to provide documents that were never reviewed, and our application was cancelled despite us resolving the issue and offering multiple solutions.

A very disappointing experience.

I am a landlord and have received very poor service from Foxtons. No communication. Have to follow up emails several times. Frequent change of staff. High fees and provides no service at all. Regret changing over to foxtons to manage property. Stay away!

Gabor & Eleanor

I cannot recommend Gabor and Eleanor (London Bridge Branch) highly enough. From the very beginning of what turned out to be a very difficult sale, they were incredibly supportive, professional, and reassuring. What really stood out was not just their knowledge and efficiency, but the genuine care they showed throughout the entire process.

There were moments when the situation felt overwhelming, but they were always there with clear advice, patience, and encouragement. Their communication was excellent, keeping me informed at every stage and making sure nothing was left uncertain. They both went above and beyond to keep the transaction moving forward and to ensure everything reached completion.

A very special thank you to Eleanor for the incredible support she gave me throughout the process. Her patience, kindness, and reassurance during such a stressful time meant more than I can say, and she truly made a difficult experience far more manageable.

Foxtons are very lucky to have someone like Eleanor on their team. Her professionalism, dedication, and genuine care for her clients really set her apart.

I’m extremely grateful to both Gabor and Eleanor and wouldn’t hesitate to recommend them.

I had a very positive experience with Foxtons. The service was professional and efficient throughout the process.

I would especially like to highlight Amelia, a member of the staff, for her excellent support. She is very responsible, responds quickly, and helps resolve issues fast. Her clear communication made everything much easier.

Priorities are wrong

Foxtons can't seem to answer simple enquiries about a property - for example "how long is the leasehold" or "what are the service charges". Instead their focus is on gaining as much information about the person inquiring as possible. Ie they have more interest in adding to a dataset of potential buyers and marketing themselves than in answering a simple enquiry. I certainly wouldn't sell with them given how they prioritise themselves over the sellers interests..... of course all this is in the guise of "customer service" but it's not really is it? It's blatant marketing and self promotion.

Foxtons Rental Woking - Don't Touch with a Barge Pole

I will be "constructive", don't touch Foxtons Rentals from Woking. Their main aim is to get rental contracts signed ASAP and charge an exorbitant management fee. You get nothing for this pricey management fee, no inspections and no service. The 6 month rental left my home in a filthy and disgusting state with many items broken by the tenants and when I tried to claim the deposit I was told by Foxtons that I cannot claim due to "Betterment & Fair Wear & Tear" which is amazing as most of the items the tenants broke were less than a year old. Most horrid experience and will never deal with them again!

nightmare agents

nightmare agents. do yourself a favour and use a different one. these are the guys who give estates agents their bad name. its been almost 2 months since i completed and they still havent given me the full set of keys or removed furniture as promised. i dealt with jordan at the temple fortune branch and every day he has a new excuse. they dont respond to messages or phone calls and provide a truly awful service. there are plenty of other good agents around who provide a much better service.

First Time Buyer

As a first time buyer, I had no experience of what the process would entail (and indeed how long it would take due to external reasons/delays.)

Despite this, Rebecca was responsive, supportive throughout and essential in moving the deal over the line. She explained much of the process patiently and was already available. I will also always be grateful to Gabor, particularly for his work on the final day for the ensuring the simultaneous exchange/completion actually went ahead. A long process but very happy to have a place to finally call my own.

Wouldn’t recommend even to my worst enemy

I had an extremely frustrating and disappointing experience with Foxtons, specifically in relation to Jenny Foster.

After already having my time wasted earlier in the process by being shown properties that did not match my clearly stated April move-in date, I was later scheduled for a viewing in Greenford by Jenny Foster.

The appointment was confirmed. I travelled to the property and waited outside for approximately 30 minutes in cold weather, only to then be told that there was no one available to conduct the viewing and that it would need to be cancelled.

There was no advance warning, no proactive communication, and no basic courtesy to inform me before I made the journey. This suggests a serious lack of organisation and internal coordination.

Booking a confirmed viewing without ensuring someone is actually available to attend is unacceptable. Clients arrange their schedules, take time out of work, and travel based on these confirmations. To discover on arrival that the viewing was never properly arranged reflects very poorly on the professionalism of the individual handling it.

If you value your time, I would strongly recommend double- and triple-checking any arrangements made through this branch before attending.

This experience has left me with very little confidence in Foxtons’ processes or accountability.

Ignoring The Problem

Our agent Tom who found us the new apartment was great.
But once we moved in the issues started, we have had a awful smell from under the bath for over 5 months and no one will take responsibility for it, Foxtons keep passing the issue over to our building management.

If anyone can advise me what to do please do so as we can’t live like this for much longer.
Awful customer service they are now just ignoring our correspondence.

Unfortunately since my last review Foxtons have become very aggressive and not taking responsibility at all, Horrific customer service.

We were sold a lie.

Tenants experience

We were tenants in a property Sarah Kelsey managed, and were very grateful for her attentiveness and friendliness. If there was ever any issues with the property Sarah was quick to action them and they were resolved very quickly.

It was our first time renting in London and she spent the time to explain things clearly.
