Ok agency. As usual, one needs to read the contract properly and not reliying in the agents word . Smooth moving in, flexible 3 months contract. Got my deposit back.

Nice and professional. Attended by Mary
I wrote them by Spareroom and they were so fast in reply me and give me an appointment.
In the office I was attended by Mary, she was so nice, professional and try to do all that she can for get a good room and explained me so good how is the process and that even I can write her by WhatsApp next morning to find something that I really liked. Thank you so much for the treatment and for help me searching a home.
Worst!! Experience ever
I dont even know how to start, they have been an absolute nightmare. They did not pay my deposit money even after complying to all the terms of vacating. They kept us with out hot water as the boiler broke down for a week.
They never bother to get back to you when you need anything
They dint pay the electricity bill for three months, and the suppliers came to change the meter from the bills to pay as you go. And they dint even know and were not even concerned about it.
When you bring all these issues to them they dont bother and if you ever complain to them they make sure when you leave they will leave you coming back for the deposit.
They will take away every penny off you.
They avoid answering my questions as they said they are not allowed to disclose anything. On my research and getting in touch with the council, i got to know they have changed the name of the company too, cos of all the bad reviews apparently they were also operating before with another company name and was sued and taken to court and made to pay a fine of £10,000 however thats not even one forth of what they owe tenants
I dont really know how they sleep at night.
But guys AVOIDDDDDDDD!!! AT ANY COST IF YOU WANT PEACE IN YOUR LIFE. THEY WILL MAKE SURE THEY MAKE YOUR LIFE A MISERY. The people that have rated them a 5 star have only been told by them to give them a good rating if they needed their deposit back as soon as possible. My room mate was told that. And cos he was leaving the country so that guy did it. So dont be fooled by the good reviews. Take care!
It is the same company, go do your background check.
Ruthless criminal predators
Ruthless dishonest Predators, just the first three words I could think of - same scam in every case - filthy, unsafe, slum council properties sublet with dodgy contracts. You risk not just your money, but your health. The slimy sales people they employ will lie to your face, you then pay the finance people in the second office, get your key and then you find the joke is on you and there is nothing you can do about it. Try any other agency, but always read the reviews as there are other scammers out there just like Flintons. I believe they featured on a BBC Horizon program on criminal property agents. They do have a hilarious habit of posting great reviews about themselves on TrustPilot - see if you can find them here...
Dont read this rubbish
I had the most amazing experience with flintons after reading the reviews I was so scared to even go to my viewing
But as soon as I showed up this gentleman Giovanni assisted me to my viewing I loved the room exactly what I saw in the photos online and moved in on the same day. :) I’ve been living in this property for also 2 months I’ve had no problems I love this property and my house mates if I have any problems I call the office and it’s sorted. So yes I am a very happy client :)
Take a note from me guys
DONT BELIEVE WHAT YOU READ ON HERE
The worst agency ever
The worst agency ever ! They made me book a room witch was already booked ! Payed 300 pounds and the room was not avable and have to find a home asap , I asked for the refound and they sayd the refound will be done in 3-5 working days when I payed same day I was expecting to have it back same day but no , and after 8 days still did not received my money back had to go to agency again Take a day off from my work and resolve the problem , at them moment I’m still in the agency and they put me on wait ! It’s incredeble I’ve waited 8 days for my money back and still have to wait for it . I highly not raccomand this agency to nobody dishonest people , very bad service , and not keeping their promises at all . Guys find a home in a other place other agency, or go private . Hope you will never experience this bad bad experience I’ve had . It’s awful ! They always tell you to wait for Gonzales who is the manager and he will make you wait like I waited 5 hrs ! Worst experience ever !
Unreliable
Unreliable! Very very very bad agency. What they want is only my money. After they got my money, they provided very poor service. And their price is much more expensive than others'.
They don't seem dishonest
Hi! We went today at the agency to get some info about a property and honestly the guy we talked with seemed quite professional and very gentle. I actually can't say if they are honest or not but we've been talking about property license, deposit etc. and I didn't have the feeling they wanted to trick us. Next week we will be having a viewing and I keep you updated. This is not the first time we are renting out an entire property so I know about the legal requirements.
DO NOT USE FLINTONS AT ALL COSTS
Honestly, run from this place like it is THE PLAGUE. I mean every story is pretty much the same, they take advantage of people's urgency to move and shove you in any hole they can find. They have this re-location clause on the contracts that if you don't like the first place you're in in the first week they'll relocate you. I GUARANTEE they will put you in a house with unsanitary and below standard living conditions and then if you ask to relocate, they will only show you properties that are a lot more expensive.
They take advantage of desperate and foreign people.
The staff are beyond rude and abusive, it is quite unbelievable. I was personally victimised by one of their managers because I had a complaint, I was left in tears and emotionally shaken.
They will not fix any issues in the house, ever. They will use discriminatory practices and unethical living spaces, shove you in a small room and expect you to keep ALL of your belongings in there, suitcases and everything. I'm currently paying for a separate storage unit to keep the surplus that won't fit in my room. You are not entitled to use any of the communal space and it is specified in the contract that they don't need to ask for permission to enter any part of the house OTHER than your room. It is unbelievable, you cannot live in peace.
Everytime you walk into Flintons there is a queue of extremely angry people waiting for their turn to complain, and I've heard worse stories than mine. They will find a way to fine you and charge you for ANYTHING that happens in the house, i.e. if you forget to take the trash out and they find out, thats 15 bucks per bag, or god forbid you forget an item that goes bad in the fridge, that's 300.
My flatmate only just got her deposit back after 2 months from moving. I'm still to find out if I'll see that money ever again.
The worst part is that almost EVERYTHING they do, is clearly listed in the contract, and generally people either don't check or are in too much of a hurry, or simply don't take it seriously, but DO, because you get trapped and they will use that contract against you to RINSE you broke.
This agency is the LOWEST of the low, they have absolutely no empathy, no morals, no nothing. They will steal your money and seriously negatively impact the quality of your life.
Worst agency ever
Worst agency ever. Don’t ever bother .... when you see an offer from them even a very good one.. just move on. Otherwise you will start living something that a lot of people have experienced which could impact very negatively your personal AND professional life.
My real bad experience with this agency
This agency is plenty of liers, they just care about money, asking money in advance and promise a lot of things, than then is just lies and the promise never happen.
My situation is very similar to several comments I read, I found a room for a spare room and when I went to the agency that room was not available casually, then I was told I had to pay 300 £ in advance to make sure I found the room I wanted. The next day I had another appointment and they returned to see me late 1h later than the agreed time, the flat they showed me was in terrible condition and we drove while they had more than 10 people waiting at the agency for him. He (Van is his name) showed me the flat, quickly, badly and running, but what I saw I did not like. The next day for personal reasons I am forced to return to my country. I go to the agency I explain my case and I claim my money to wand they told me that I can not have my money back, the only thing that they can do is make me a voucher that has a duration of 3 months for using in another flat for another moment, as they will understand if I have to return to my country I'm not gonna use it... So I basically lost my money to see a really bad apartment.
Vergonzoso.
The worst agency ever
The worst agency ever, very bad people inside who will do everything to rip off your deposit. All liars and thieves.
DO NOT SIGN A CONTRACT WITH FLINTONS
All the employees of this agency are extremely rude, they tried to blackmail me for 600£ for the fact that I was smoking a sigarette in my room. They didn’t fix any of the problems that we had in the flat, they are just asking money!Do not sign a contract with them!I had the worst experience ever with them
A matter of urgency for authorities to act now
It is incredibly important that local authorities, government and future potentially scammed tenants are fully aware of the abominable and disgraceful practices of Flintons Estate Agency. Authorities need to act now.
Flintons are scammers and seek out those in need of finding accommodation quickly. They advertise flats online that don't exist and deny you the option to view any of their flats (and for many, as has come to light in the news, are charged £300 to view a flat on the grounds that it is 100% refundable which it is not).
The accommodation is far below decent living standard. Flats are overcrowded and not fit for the amount of people living in them. At one time, my flat had 7 people living in it (all of whom were paying rent to Flintons, not subletting) when it was built as a three-bed property suited for maximum 4. Living rooms are converted into bedrooms, appliances are abysmal and the cleaner contracted in the tenancy agreement doesn't exist. This practice is not lawful. It is certainly very dubious whether they ever declare to the council the amount of people they were stuffing into these properties.
Even upon request we were never told who our landlord was. Our landlord was simply 'Flintons' which created a vicious rabbit hole effect whereby all issues that we flagged with the property would be cornered by Flintons, and there was no one on our side. Many problems within our flat were never fixed or would only be fixed months later after endless chasing. Our bathroom light was broken when I moved in (not a burst bulb) which remained that way until I was able to move out. They entered the property without warning and changed all of our bedroom doors and left new keys on our beds - meaning they had total access to our items without knowledge whilst we were at work. Also without knowledge they 'fixed' the electrical problems in our house, only to have another Flintons maintenance man come in, months later, to tell us how shocking and potentially dangerous that electrical botch job was. They falsely sold the flat as a two-bathroom property with two showers which turned out to be a single toilet cubicle and a bath/shower with two shower heads on either end - one of which was permanently broken.
Their extremely poor reputation cannot continue to go unnoticed by authorities. They are a prime example of awful tenant rights and regulations in the UK. I chased for nearly 8 weeks to get back my deposit - I was constantly met with 'I don't know' and was passed to the responsibility of other colleagues - and I was charged an £85 check-out fee which was not declared the contract I signed.
I cannot and will not stress enough how awfully this company behaves. This wake of current and previously trapped tenants subjected to sub-standard living premises and hidden fees cannot continue. If I had read the harrowing reviews - not the dubious strings of 5-star ones that appear on search engines - before I had to panic sign for a property, I would have never stepped foot in their office.
The worst experience in my life!
The worst experience in my life! Everything absolutely everything was broken in one of his house called Stifford house! When i came to this house in winter there was no central heating I felt like homeless. Next, washing machine and oven was not working. Sink was plugged so we couldt wash any plates. After 3 months of complain and not paying rent finally guy called Moo came to see what happened and after visit he called to tell that we should pay rent because he repaired everything. When i came to house everything was the same! Absolutely big lies like everything in this company. Don't trust this company like i did!
Do not use- ILLEGAL
The company was extremely abrasive in communications and go as far as having agents charge fees to view rooms.
Check out the BBC article entitled: "Letting agent 'demanding money to view properties' - BBC News". They have not issued any sort of apology or notice in response to the article.
Even after the article, as of May 2019, they are still illegally evicting tenants: Agency 'locking out tenants and taking belongings'. They are still following these illegal practices.

Charge extortionate fees at every turn and provide no service. Note that their positive reviews on google are mostly from people who have never reviewed anything before other than Flintons - likely they are trying to inflate their rating after their awful practices have come out in the national media. Avoid like the plague.

My bank helped me take my money back.
I paid 1300£ ( 300 deposit + 500 1st month rent + deposit to secure the flat)
When i saw it, i was different from what they showed me (pictures)
Thanks for my friends Lawyer who helped me to contact the housing council Ombudsman and to contact my bank for refund all my money back.
To all foreigners out here please use your Credit card if you are not sure of the transaction.
