The worst service I have ever had.Don't go here.I had a viewing appointment booked with Alice today.In the morning I received an email and text confirming the appointment only to receive another text and email a few minutes later from Paul pence to say the appointment has been cancelled due to the house being let.

I had cancelled everything today to make this appointment.Even when I expressed my disappointment with Paul I di not receive any apology.Due to the new demand for houses in this city estate agents have become so ruthless and exploitative.There will come a time when all these will end!!!!

Paying rent on a unusable property Homes4U

Homes4U have left me paying rent on a property with no running water for 3 days and no work has been done.

I'm going to have to speak to lawyers and I've got other things in my life I want to do! Avoid this company. I can't imagine they'll be around for much longer at this rate.

So, someone from Homes4U apparently cares, they replied to the last review saying I could get in touch - but left no contact details lol.

Sophie Payne is particularly unhelpful, recently, despite being told by the manager Megan that they would only arrange one viewing a week (yes, you will soon find out the place you live is a showhome for them and not a home for you, don't expect to feel at home, get any support or even to hear back from them) she's arranged two in three days. It's taken a lot not to go back to the flat with no water just so when potential customers come I can warn them, but I've already spent far too long on this and, with legal enquiries to be made, I really can't waste more of my life trying to get a result here.

They're very professional...right up until you sign your contract and then it's too late.

Substanceless and terrible is far too generous. I've never known anything even close to this in any walk of life - and I'm old - I've seen a lot.

It's too late for me but save yourself. You don't want any part of this company. Avoid. Avoid. Avoid.

Not even worthy of 1 star

Not even worthy of 1 star. Not empathetic or compassionate at all. I was in the early stages of pregnancy and very unwell and I lost over £300 of my money (on student finance) and was left with nothing to move to another place. Absolutely horrible. If you worked here at the time, I do not know how you can live with yourself. Avoid at all costs - ESPECIALLY if you are a student.

Homes4u are not trustworthy

Homes4u are not trustworthy. Had them managing property for me for students. They charged me every month for repairs, so many repairs that I no income for 18 months out of 2 years they manged due to number of repairs. Funny thing was that tenants were calling me saying that had contacted homes4u for repairs but were not getting any response and they were getting upset. Also had spent a fortune doing up the properties before giving it to homes4u. So go figure. Asked homes4u to install WiFi they said no I had to do that. (I guess kickbacks from Internet companies are hard to get.. Maybe also WiFi installation would be hard to charge for and not actually do, but thats just a guess) The turn over of staff at homes4u also very high. Would speak to someone for a month and then he or she would be gone. Took away management and homes4u still called me afterwards saying do I still want them to do the much needed repairs. Interestingly new agent said the works were not necessary. Go figure. Not getting any phone calls from tenants now... long may it last...

Homes4u have been managing my property…

Homes4u have been managing my property for nearly 18 years and until recently been okay. However recently their service and communication has really gone down hill. I have been trying to get information on my property and why I have not received any rent last month. Have emailed and phoned Romaan in the accounts department several times and been promised he would get back to me, but still waiting. Fair to say I will now be looking for a new agent.

No support at all

They offer you a ZeroDeposit option, too good to be true.
Got into the apartment which was left in a disgusting state, full of dust (a good 2 fingers worth of dust EVERYWHERE) and full set of duvets, beddings and pillows still there - not really what you want during Covid.
Called and wrote to them to ask the landlord to do something, after days we got told to deal with it, nobody would come and sort.
Lived with rats scratching the walls and coming into the living room at night - asked immediate intervention from the landlord (always thourgh this agency) - told to deal with it.
Cleaned the apartment for 2 days before leaving it for good, got charged £109 by the landlord for "a light dusting of the skirting boards".
Challenged them back with videos we took when we got in - no answer
Had to pay for it as no one was helping out and didn't want this farce to ruin our credit scores.

Absolutely disgusting agency. Landlords and 99% of the time disgusting so not surprised.
Thanks for the non support and horrible service.

Conniving C*nts

Conniving C*nts. They don't care about issues you may have. I have been living in a mould infested flat for the past 4 months and they have blamed it on me even though I have photos of it being there before I moved in! See you in court.

Not something i like to do is write bad…

Not something i like to do is write bad reviews but i feel i have no choice. The communication from this company is shocking. Firsty, was asked to pay the first months rent when i agreed to take the property, paid it in the shop that day and received an abrupt email the next again day to advise if i didnt pay the money the flat would go to someone else !!! When i advised i had already been in and paid, i was given the reason " i am working in the other shop today and wasnt told ". i have now been left with no hot water or heating TWICE since being in not even 2 months. Bearing in mind i am 6 and a hald months pregnant. The advisors couldnt be any more UNhelpfull if they tried, told me to call the gas company myself and try arrange someone to come out the first tiem and the second time i couldnt even get through to homes 4 u "emergency" out of hours number as it was turned off as i was calling to tell them the gas people couldnt come out for 4 days !! finally got a reply and got it sorted but the boiler is still leaking, tried to call today and again, straight to mobile voicemail when they are apparently open. Was told before i moved in that the house would be fully painted, when i moved in the house was not painted at all, when i called to query they advised i was told it would only be the woodwork.. which is a blatant lie as it wasnt the woodwork i complained about it was the horrendous mess of the paint, they then said they cant do touch ups of the paint as they dont have the same colour of cream to match the paint, but then all of a sudden would ONLY rectify the taping ( which btw needed painted aswell so not sure why the scuffs and black marks couldnt be painted at the time) , i was informed that the house " is not a new build" which i am well aware of, I was also not given the right amount of keys when i moved in, when i brought this up that i needed another front door key i was made out to be a liar as they said they gave me it and have proof from a picture on the inventory, which on checking, this was a lie from them as there was no picture. I have asked twice now for the owners to call me to discuss my issues and been ignored twice. every time i call i get made to feel like i am being an inconvenience and im sick of it to be honest. Laura has been the only one so far that has been friendly and helpfull !! so thats the only plus i have about the company.

ABSOLUTELY DISGUSTING!!

ABSOLUTELY DISGUSTING!!! This awful company left me without HEATING or HOT WATER over winter (in an all bill included rental!) and refused to fix the problem, they REPEATEDLY lied to me saying that "they had no record of my calls"! They allowed tradesmen into my accommodation WITHOUT TELLING ME! They then refused to give me any information which they are LEGALLY REQUIRED TO DO! (RE landlord details and my own records etc.) Their final response was that if we don't pay for gas out of our own pockets then "well you won't have any gas then" - in an ALL BILLS INCLUDED RENTAL!
AVOID AT ALL COSTS! Everyone I dealt with in incredibly unprofessional, I was laughed at and shouted at down the phone for raising simple issues! I am so so glad that I got away from them! I now only need to decide whether I should sue!

Disgrace

The person who fitted out our flat has done a cheap job, they have bodged absolutely everything!!
There was a crack in the bath that had been covered with polyfiller and has worn off now (from cleaning) to reveal the crack, at this point it is too late and homes4U will happily blame us and I have no doubt withhold our deposit.
This shouldn't matter though as the handyman actually came out to figure out what the foul smell of sewage coming into our flat was (after months of asking) it turns out that the outlet pipe for our dirty water wasn't fitted properly and it had all leaked out into the empty shop downstairs, rotted the ceiling and we were then told if we'd have filled the bath and got in it we'd have fallen through the ceiling.

All I can say is it's a good job we have a separate shower unit otherwise one of us would have been seriously injured or worse.

And it still stinks by the way!! And the cracks still in the bath and our drains are blocked among many million other things you have yet to fix.

I am furious. You shouldn't be getting away with treating people so badly.

You are an absolute disgrace!!
You are now ignoring us but carry on as we are looking into taking this further. We have had enough.

No consideration for neighbours - leaking into our flat

One of their properties has been leaking into our flat through our ceiling for the past 10 days and they have absolutley no urgency or even care in getting the problem fixed.

Somehow their plumber was able to inspect their property without actually pulling up the floorboards to look at the pipes, or in look in the service hatch outside their flat where I found the leak myself.

I've had no apology whatsoever for the 3x metre wide dripping damp patches in my ceiling and they have the audacity to expect us to pay for the damage caused by their negligence, despite the issue getting worse each day. We have to replace our entire bathroom ceiling, door, doorframe and rebuild the wall too.

Fantastic customer service...

Rang them 3 times a week because no bills had been paid by the landlord

The bailiffs turned up! disgraceful communication and poor service it is a money grabbing business with no duty of care

Abhorrent

The most unhelpful and uncommunicative group known to man. As soon as they have your money nothing is their problem anymore, and you just have to move in to a property where nothing works. Appalling, but not at all surprising for a letting agency.

Had to argue for the deposit to be returned, had to wait weeks for the maintenance team to reply and send someone, the house advertises at an expensive price for its actual condition.

No Deposit and Shocking Communication

It has now been over 2 months since I have moved out of my flat and I am still yet to hear back about how much deposit will be returned, nevermind actually returning the deposit. I have tried calling and emailing them weekly but there has been no progress on the matter.

Throughout the 2 year tenancy they repeatedly failed to respond to problems we were experiencing with the flat, yet called us multiple times in a week when they needed to arrange viewings for the following year.

They are the worst letting agency I have ever used and I thoroughly hope you read the rest of the reviews on here (all similar) and avoid them.

Horrible agents

Moved in and the house was dirty, but then expected us to leave the house completely spotless before moving out. Two months before moving out, they emailed saying they wanted to come and perform a house inspection and set a date only for them not to show up, wasting our time.

It's been almost two months since we moved out and still no updates on the deposit returns, even mydeposits have emailed us saying Homes4u have not updated them on anything. I've emailed numerous times and still received no response. The most disrespectful thing is that they had come in without knocking on the moving out day while we were still getting ready. Clearly the contract said we had to leave the property before 12 noon, and they were so keen on checking the property for inspection by 10 am?? If they were so keen on inspection, where is our deposit return now?? It's not a small amount of money. Their response time is absolutely horrible.

Deducting deposit without providing clear evidence or reason

Extremely bad services provided by Homes4U. I have waited for 2 months to get my deposit back and Homes4U did no bother to reply any email or call. Homes4U then replied by stating that they will deduct a substantial amount from my deposit without giving any clear reason or evidence. I have voiced out my frustration but Homes4U had the audacity to ask me to file a dispute with the landlord.

It is utterly disgusting for Homes4U to handle the issue in such way.

Do not use Homes4U.

***Update: Homes4U still failed to solve my problem after a week of conversation. They have provided me with incorrect info and I am unable to file a dispute with the landlord as advised.
