The most disgusting company I have ever…

The most disgusting company I have ever dealt with. If your looking for a property and they are involved avoid at all costs. They will take a month+ to give you back your deposit, we spent hours cleaning the house before we moved out. Then decided to charge us for a cleaning fee of £157 because of dust, ummm well no s*** shirlock theres going to be dust after the property was empty due to covid after we gave the keys back. The whole team are full of empty headed people who definitely have nothing else to do than be jobsworths. I hope you all enjoy going home to your families knowing that you are exploiting students and that you have rubbish jobs. Go with another letting agent, anything but this one. Professional? Yeah right, more like disgusting empty-headed people who don't know how to do their job correctly. Save your sweet reply to this review too, i'll try and warn as many students as I can of your corrupt agency. Hopefully that causes some of you to lose your precious jobs desk warming the entire time. Katie and Andrew we're awful in communicating, emails and calls. I will never go with this company ever again. Disgusting.

I ordered a flymo strimmer on 11.09.20…

I ordered a flymo strimmer on 11.09.20 from amazon prime and sold by homeideas4u.Informed by Amazon item will be delivered on 12.09.20 before 8pm.Did not recieve tracking number from seller so unable to track parcel.It is now 15.00 hrs on sunday 13th and still no notification of delivery.customer service is crap.Have complained to Amazon and they are investigating.

Avoid homes4u at ALL COST!

Please, please, avoid this company AT ALL COSTS! They are not just cynical, bad tempered, sleezy and absoultely not fit for purpose, they also are pretty much the most racist organisation I had to deal with in more then 15 years! They really are bad, and I do not men in a metaphoricl sense: at one point they told me that it wa snot their job to ensure I had a place to live (this is after the landlord made the flat we rented from him inhabitable through some ill-advised renovation and employing a hairebrained company). I was told in no uncertain terms that it was not homes4u's job to ensure I had a flat to live in. I was clearly (clearly) told that homes4u had a contract with the landlord and that was that. I was basically told to take up my issues with the landlord. Who then told me to take it up with homes4u. I am NOT making this up. And do not get me started on how they made it almost impossible to get the flat. And then, once we handed our keys back, 2 MONTHS later we are still trying to get our deposit back. Not just a fraction. ALL OF IT! They just would not give us any kind of date, and two months in, after they were waiting for a company to do a move-out-report, and then waiting for one of their workers (who jus t happened to be the person in charge of the flat we rented) to come back from holidays, and now we are waiting for the landlord (of all people) to come back from their holiday. 60 days. And counting... Use this company at your own risk. You'll live to regret it.

Still not had our deposit back a month after leaving

We had no problem with this company until we vacated our property on 28th of July. To this day we have still not been told how much deposit we are getting back, let alone received anything. They are blatantly denying our calls as well now. Would not recommend. Happy to take your money but very reluctant to give it back. Beware.

I WANT TO KILL MYSELF TALKING TO THESE PEOPLE

Horrible horrible service. Never replying to emails and downright ignoring our requests. AND they have the audacity to charge us for 11 hours of cleaning for a tiny two bedroom flat? And changing a mattress for £160 because there’s a “mark” that doesn’t even affect the functionality of it. This is obviously taking advantage of a situation. How dare you take away £600 worth of deposit? The return of the deposit is only half of what was stated on the invoice, and yet we are not getting any proper reply after 3 months? DO NOT use this agent. Save yourself a heart attack.

DON’T BOTHER!!

Homes4u are the worst estate agents I’ve used. Upon moving in, the house was dirty, hadn’t been cleaned and was riddled with maintenance issues. Wardrobes unusable with staples hanging out the back. When we did get an outdoor gate fixed, they left rubble and screws all over our drive which we emailed about but this was never cleaned. Now we’ve left the property (in better condition than when we moved in) they’re asking for money for cleaning. I would strongly urge anyone thinking about choosing homes4u DON’T. You call the office to try talk about this with staff coincidentally the correct person is not available. Would rather go to court than pay them for the invoice they’ve sent. If homes4u choose not to comply with their part of our contract I.E maintaining/managing the property when we paid our rent every month without fail. Then they’ve simply broken the contract and the lack of replies to my emails & photos is evidence of that. Evidence of which I would happy present in a county court. I have also requested a Subject Access Request of all information they hold on me including all the emails from us requesting for issues to be fixed. As a member of the property ombudsman scheme, I won’t hesitate to raise my complaint with them if I again, receive no reply.

We left our house almost two months ago and they still haven't returned our depotsit and are charging cleaning costs for "cobwebs and dust" well no s***?! Avoid this company like a covid 19 patient. They are utterly dire.

Awful company

Awful company, would not return deposit nearly 1 month after completing house checks and kept saying they would resolve it.

I believed the Facebook and Google reviews when deciding to start a tenancy with them, but their Trustpilot reviews are more accurate. I really don't want anyone to make the same mistake as me!

Worst letting agency I've ever used

Homes4u are, by far, the worst letting agency I've ever been involved with. Threatening legal action over delayed payments during a pandemic, leaving me with a broken radiator all winter, despite them knowing about it the whole time, damp and mould in every room of the house, didn't even bother cleaning the house before we moved in - the oven was filled with mould and there was rotten food and fruit flies in the kitchen cupboards.
Worst of all, they don't care at all when you mention these and make 0 effort to get anything fixed. We lived there for 9 months and as we moved out there were still issues that had been a problem since the beginning of the tenancy.
I'm now looking for a new house in a similar area, and have gone out of my way to avoid properties that would require contact with Homes4u, that's how bad they are.

Homes4u - Endavour - Salix: big scam in Manchester

I am a landlord of one of those flats in Quay House and I am looking for landlords of the other flats. The Endeavour project worked out to be one big scam, now they are bankrupting, I suffered huge financial loss on this "affordable" deal. People responsible for this scam are: GWYNNE, Jonathan / GRAY, Stephen Robert / Mr Jonathan Robert Keatings of ENDEAVOUR STRATEGIC LIMITED and ENDEAVOUR QUAY HOUSE LIMITED and ENDEAVOUR STRATEGIC CONSULTING LIMITED (08128503), the company address: 32 Crescent, Crescent, Salford, Manchester, England, M5 4PF.
The estate agent Homes4u was taking part in this scam, they were selling this “fabulous” deal and even when I was informing them the deal is a scam as Endeavour stopped paying their rent to me and the building has never been finished, the agent Homes4u was still selling the other flats from the building, it took me good few months to persuade them to remove this deal from their portfolio.
An ex-employee Rippon who actually sold me the property in the Quay House resigned from working at Homes4u and he told me the Homes4u owner is a very good friend with the Endeavour directors. The building has never been finished and now the company that is taking the building over from Endeavour that is in a process of bankruptcy is requesting money from landlords to finish the works to the building and the grounds around. What is more GWYNNE, Jonathan / GRAY, Stephen Robert have just appointed another scam companies (details available on Companies House website).
Then there is that Salix company involved as well, they were happily renting my property to tenants for the last two years but they forgot to pay me. Even when I finally managed to get my property back through a court battle that lasted 7 months and costed me thousands of pounds they still continued to rent my property until I finally managed to evict the tenants.
Now I won my property back but the building is literally falling apart (it’s 3 years old) and the new management is requesting more money from us landlords to bring the building to decent standards.
I managed to speak to one other landlord and now we are both looking to contact as many landlords from Quay House as possible to join forces against this scam. I am flat No 1, the other landlord is flat No 7, please contact us if you are in similar situation.

Disaster from start to finish

If I could give 0 stars, I would. Undoubtedly, this is the worst company with whom I have ever had contact. My recommendation? Shut down! But to the public, stay away and spare yourself the grief.

The agent who showed us the property was wildly uninterested, unhelpful and rude. She should be fired.

I’ll admit to one mistake - signing the contract agreeing to conduct business with you. Everything else, on you.

They “have” a 24/7 emergency number, which goes unanswered and probably isn’t real. We found this out after our house had been robbed, and someone had kicked our door locks to pieces and stolen our laptops. There were visible chunks of door all over the floor. They couldn’t care less. My property manager, when I showed her the pictures, told me “it looked bad”.

After useless dealings with her, she suddenly left the company. We were assigned to a different property manager- an aggressive, unprofessional, unhelpful, incompetent and incredibly rude man. His only interest was to win arguments for his own self-validation, not help anybody.

Surely a priority was to secure the house and its tenants by replacing the bedroom doors? No, not for Homes4u. They left us waiting 2 months for new doors. Anybody could have come in with a knife, a gun, a machete, then you would be responsible for dead tenants. Perhaps a charge of “death by negligence” would have motivated the company to take action. Who knows?

At the end of the tenancy, we were charged money for the burglary - “mid-tenancy break in charge”. That is as euphemistic as it can be put, there’s not really a nice way of saying it. We were charged for being broken in to…

Some things Homes4u lack: integrity, trust, accountability, management, communication, professionalism, and basic customer service.

At the very least, you owe us an apology. If you were a functional and professional company, you might also give us compensation. Do the right thing, for once. Perhaps that is too much to ask.

This is the worst company I’ve ever rent for

This is the worst company I’ve ever rent for. The best one is magenta living the problem with them is that they’re just in Wirral.
First of all when I see the house on the viewing it was ok. The house was damaged, the walls dirty, the balconies full of pigeons eaces(dry and smelly poo all over the 2 balconies). The floor extremely dirty with wine in the carpet, ashes from cigarettes, Tobacco smell All over the place, and they said when we will move everything will be perfect. Plus the fridge didn’t even work. So they just make us sign and gave us the keys a month after. Surprised everything was still like when we viewed the place. Since I move I complain about it couple of time over 6 months. No fridge/freezer so wasting more money in dayly bases so we won’t eat bad food. Thanks god was winter and we could leave some stuff in the balconie, but those ones both were full of poo. Just in the moment when I said I will move from the property is when straight away they offered me to fix that and clean the balconies. So we where paying 725 for one bedroom house in a 3th floor apt. That’s not it due to covid19 my girlfriend is not getting paid And we are not getting any benefits because they said we have enough money for both. I contacted homes for you to explain them the situation and offer them a solution for both that would be leave early so we would avoid any economical problem I get paid £900 and will be an 80% of that in may so do the math, at least we can pay the tax later. But they say no it’s what it is and not even answering the last email that I send it 2 days ago or 3. So the situation is they never made what’s they promised they just cared about the money so do not rent for home4u I wish I Had do a research before renting for them this is the biggest regret of my life. Of course, we do understand the situation that all our tenants are facing at present. The government has outlined that tenants should continue to pay rent and abide by all other terms of their tenancy agreement. The government has a strong package of financial support available to tenants, and where they can pay the rent as normal, they should do. The Government guidance is that all non essential home moves should be delayed until after lockdown. An essential home move would be where there is threat to life or limb, or where a property is inhabitable.

If you’re worried about being unable to pay their rent, advice is available from specialist providers such Shelter, Citizens Advice and The Money Advice Service.



As there is only two months left on your tenancy, the landlord wont be in a position to terminate the tenancy any earlier, but I can see that you both have guarantors in place. I would suggest you speaking to them regarding your current situation to see if they

Awful “management” company

I don’t even know where to begin..awful company.

We are Landlords and we are lucky that our contract with them is coming to an end in April 2020.
We have dealt with Emma (property “manager”), Andrew (Emma’s manager) and Ann (complaints).
In a year we have made several complaints and we have contacted the Ombudsman due to their lack of ownership and professionalism.
They lack the necessary skills to manage properties, follow up on issues and on payments!
They lack the skills to keep Landlords up to date and they don’t care about customer service.
On any challenged issue, Homes4u’s response will be to submit a complaint to their department (Ann). Be aware that Ann’s deep dive is inexistent. She just takes information at face value. Her role is flawed and biased from the start. She will never agree with a Landlord and most likely not even with a Tenant because Homes4u cares ONLY about their fee. And they will get it one way or another.
They didn’t perform proper inspections (they can’t even take proper photos) or checks on our property and, now they refuse to even inspect the property once our tenants are out. There will always be a reason and an excuse for Homes4u to NOT do something.

We have learned that they DO go to properties to take pictures and videos. At some point they did agree to do an inspection (72hrs after our property was vacated), but after we complained AGAIN about the overall performance to Ann Durel, she came back saying Homes4u won’t be doing anything based on some guidance that she interpreted then and there. She has no idea what she is doing.
It has become clear that they will not do anything for us as retaliation for multiple complains and for not going forward with their disgraceful service.

Future customers please be aware!! AVOID at all costs!

Awful awful awful service!

Worst service. Mid pandemic the landlord withdrew our application(ironically just as I was signing it), no reason given. It’s obvious this can happen for many reasons. However, my issue is that they offered zero help after this. Getting another house now is proving extremely difficult, and after this experience homes4u didn’t email ONCE. Absolute radio silence. They didn’t offer help moving forward or show us any new houses, which I expected to keep us with them. This is the worst treatment I have had from an agency, and that is saying something! They can apologise now I’m writing a complaint but it’s easy to see through. Very thankful reading through these reviews I escaped them&I have told everyone around me the service and they have been strongly put off.

I am a landlord

I am a landlord, i have had so many bad experiences with Homes4u. They never responded to my emails, they are always on the phone if you call. They do not chase late payments but still take their money. They are currently in breach of contract because they can not be bothered to conduct a final inspection of my property. I am having to go to the property ombudsman because of their failings. I applaud you to look elsewhere to find another company to look after your interests. I think one star is too generous. Homes4u just do not care as long as they take your money.

Wouldnt even give them one star I can tell this company will not give me my deposit back when I leave or not all of it even though I have kept the property how it was when I moved in. Everything was shoddy one screw fixing a draw on doors broke because hinges weren't fitted properly a leaking radiator well it was more of a burst pipe which flooded the living room and was told to wait a few hours for it to be fixed really!! Come on homes4u u r crap at managing properties and not to mention the filthy house I moved into but u want me to leave it clean well that wont be hard get a grip

horrible horrible services,
ive been with homes4u for 2 month only and so far ive seen nothing but bad.
i reported the faults in the house 2 month ago and when i went on a vacation i called and they said it was fixed, i come back i see they lied about it and no one has been in the house to fix it, ive been calling them but they wont give me a straight answer.
i cant change the company now but do avoid them at all cost

I used Homes4u for selling my property and would recommend them for sales.

I used Homes4u for selling my property. I would highly recommend them for sales. Homes4u had a good knowledge of the area (in this case Ardwick/ near the university). John Temperton valued my property and was my point of contact for most of the process. He was personable, knowledgable and professional throughout. He showed good judgement in pricing the property and it sold on the first viewing. He responded to emails/calls promptly throughout the process. We had some stress around exchange day as it was only 2 days before completion and the buyer didn't exchange on time. John was on leave so we liaised with Josh Nipyo. Josh was fantastic. He listened to our concerns, was empathetic and showed initiative. He worked hard making calls to the buyer's side for 2 days and luckily all went through okay just in time. Thank you to the Homes4u team for all your hard work - in particular John and Josh.

Appalling experience with this agency

Appalling experience with this agency. My daughter collected her keys a couple of weeks ago, and was distraught as the flat was in a total state of disrepair/filthy condition. My daughter is asthmatic and is studying vocal studies ... living with black mould in her bedroom is therefore, not an option. The keys will be returned and the matter is now in the hands of my solicitor.
