Worse letting company ever! As a landlord it’s appalling the way they manage the property and deal with landlords and tenants. Doesn’t return calls, emails or answer questions when asked. Utterly unprofessional. Have made complaints with no reply which is against their published complaint procedure.

Our worst experience in 40+ years with an agency
As landlords operating in the property industry for over 40 years, we can say with confidence that Homes4u are the worst agents we have ever dealt with.
They are simply playing a numbers game and have no actual understanding or concern for the Landlord's requirements. The quality of the tenant's they provided us with were terrible and Homes4u were more concerned about justifying their occupancy rather than working with the landlord to come to a resolution.
We are preparing legal action against them and urge all Landlords to be mindful of the long term issues you will have to deal with. Homes4u will be the beneficiary and you will be left to clean up their mess.
Please note that this review is not based upon an isolated incident.

Sold our house with Homes4u and what a dream team Steven and Toni are! Steven talked us through the selling process and was great at keeping us up to date throughout. When the sale process was underway, Toni jumped in and truly, truly went above and beyond to make this sale happen. She kept us up to date, emailing multiple times a day to keep us informed. An absolute pleasure to speak to and it wouldn't have happened as timely as it did without her help and expertise. Thank you all so much!

Worst Agency for Students
Completely unhelpful. They will always ask for a guarantor if you are an EU/International student since they have probably partnered up with HousingHand, a costly service that provides you with a guarantor.
Aside from that, they will charge you any possible fee in existence, and take as much from your deposit as they can (eg. a friend left some transparent tape by mistake on her window, and they charged them 20 pounds for 'damage'), and don't even get me started if something breaks or you desperately need someone to come and help you. They will literally say they are working of it and ignore you for weeks, only for them to change your property manager and ask 6 months after: 'Is the issue fixed?'. This has happened more than once, in fact. I would give 0 stars if that was possible.
DO NOT TRUST THEM.
COMPLETELY USELESS AND EXPENSIVE.

Finally completed a difficult sale of my house - sometimes the communication we got was a little patchy, but my experience with Steve was excellent and he kept in contact very regularly during the final part of the exchange which was a lifesaver during a stressful time

Trying to contact Homes4U is like a part time job that we don't get paid for.
Taking out the tenancy was easy enough... and then we moved in. We've had 3 property managers over the time - the first disappeared without a word. We were emailing her for weeks without response and when we finally got through (over a year ago, can't remember how exactly), we were told she had left and that someone else had taken over. Same happened again with number 2, who although we spoke once or twice, promptly dropped off the face of the earth. And the third property manager we have is the worst by far!! At least, with the other two, if we emailed or rang and said there's a problem, it would be fixed. But number three? It's like pulling teeth. We have been emailing, calling, over and over since... hmmm, October? November? Every time the story is the same: "Oh she's busy, she'll get back to you." Emailing to find she's on holiday every other week is also extremely frustrating, because clearly her work isn't being passed to anyone else to deal with in her absence. If it was, maybe things would get done. When we have been lucky enough to get a response, we find that one problem we mention will be considered and looked in to, and the others will be ignored - so what started as a simple, "the exactor fan isn't working" has now turned into, "the shower is flooding" and "the water has spread into the bedroom".
Before I go, I'll mention, when we moved in we also found a lot of things held together with masking tape. Curtain poles, electrics.
Honestly shocking.

Finally.sold!
Sold our home.for 40k.more than previous unsuccessful estate agents' valuations. Have to say that the photographer is amazing and will bring out the best images of your home. They are a friendly bunch and easy to deal with any time of day.

Do not use Homes4U if you can help it
Homes4U are simply the worst letting agent I have ever experienced. If you have found the ideal property but find it is let by H4U, I would strongly recommend finding an alternative. Ever since moving in, we have experienced nothing other than dreadful service.
- The customer service is awful - ignore emails and if you ring them, they will say they will look into it and never do.
- We rented a property for 18 months with them and in that time, some issues that were identified on move in date were never rectified including:
- safety issues (jamming front doors that wouldn\'t open properly)
- security issues (rear security light never worked \/ back gate lock never fixed and we were burgled as a result)
- general up keep issues (gutters never fixed which has caused damp and internal damage which the landlord will now need to fix).
- Ended up speaking with the landlord directly as H4U were so inept.
Final nail in the coffin is despite confirming we would get our full deposit back, it is 6 weeks since we left the property and we STILL have not received our money back with H4U claiming they are understaffed, or were on holiday or using any other excuse under the sun to delay returning the funds. Considering they never sorted any of the above issues, I struggle to understand what else they are doing.

If I could give less stars I would. It has been 115 days since we reported a leaking shower keeping our housemate up at night. We currently have some ungodly contraption to catch the water in a silent way so they can sleep rendering the shower unusable. Homes4u sent a plumber once and we have heard nothing since

One star but not worth that! Avoid at all costs if your a student!!! Repairs reported in July 2020 still not fixed!!! Heating reported in NOVEMBER still not fixed!!!! £1000 a month!!!!

They are one of the worse estate…
They are one of the worse estate agencies you can come across and that is hard to beat in the UK.
Where to start, they claim the rent to be in arrears before the due date and they try to scam you extra fees and charges, they will send contractors to your property without any notice. they change the property managers almost every month so forget about any of your complaints ever be heard or solve. they never reply to complaints, they never solve any issue whatsoever. they are just a bunch of scammers and you should avoid them. but in the UK almost every estate agent is the same so pick your poison.

I am very disappointed in this company. They messed me about with my veiwing times. Then was told my veiwing had been cancelled because they had already let it. Will not be using them again.

Trust the reviews you see on this website. They are true indeed
They only act on behalf of the landlord. Cold and impersonal service. Consider yourself lucky if you can talk to them at your first attempt.
It is useless counting on them to solve any kind of issues. It is just frustrating...
It's sad I can't give less than one star...

Stay away from Homes4U
My experience with Homes4U was terrible. When discussing issues with the house the service was impersonal and at times borderline rude. The company acts only on behalf of the landlord with no regards for the tenant's well-being. The worst of my experience came after a burglary, where it took two weeks for Homes4U to give us any kind of contact from the landlord. Our house was not secure, and rather than compensating us for their negligence, Homes4U and our landlord simply blamed us for choosing to let the house. All in all I'm disappointed to say the least.

WORST CUSTOMER SERVICE! Bullies at work Property Management team M20 3BW 0161 448 4800
Renting a flat since almost 7 years and there's been a leak. Whole bedroom floor and carpet are soaked and smells awful. When I reported the leak, they took 4 days to send a plumber to have a look. When I rang them to know an update, they bullied me over the phone. Called 5 times in total in 2 minutes, because:
- first time they picked and I told them who I was and the flat regarding, she straight away hung up.
- second time, another guy picked up and pretended he could'nt hear me and hung up.
- third time, another guy picked up and put the phone to hold (music) straight away and hung up.
- fourth time, again pretending not hear me but asking me who's calling and hanging up.
- fifth time, the rude lady finally spoke to me and was reluctant to update me regardless on the leak I was living with!
If calls are recorded for training and quality purpose, please check the 5 calls on 13 October 2020 between 9.36am to 9:38am at 0161 448 4800 - Property Management.
