Fights for your deposit back

Horrid horrid people. I was only here 5 months and despise the women who run this place. Very unprofessional!! Waited 20 days for my deposit to be returned after emailing basically every day since we moved out. I am a paralegal so know this process so threatened legal action and got my deposit back within hours of sending the email. They continued to ignore my emails so this was the only route to take. The flats are big and look nice but not homely at all. They are freezing in the winter and expensive to run because of the crap electric heaters. They are unbearably hot in the summer too. So if you want your deposit to be unreasonably withheld by crooks this is the place to be apparently.

Shocking...

Recent ex tenant here. There's nothing more I can say that hasn't already been said.
STAY AWAY. Save yourself the headache. Everything that is said is true....I've never come across such foul people. How they haven't been exposed in the papers for their horrible attitude and treatment of their tenants surprises me. Only a matter of time before the media pick up on their dodgy ways.
Apparently the rent is now being bumped up again. £550 just 12 months ago. Now £715 apparently for a one bed apartment. Diabolical!

AVOID AT ALL COSTS

Worst company I have ever had the displeasure of coming across. We moved out of The Pavilion in October 2019 and had nothing but lies and stress trying to get our deposit back. The amount of lies told was unbelievable. “The accountant is at a nativity play” (even though the “accountant” is just one of the sisters)
It took us over 2 months of daily emails, calls and visits to the office to get this returned. One visit I was told it would be with us the following day and when it wasn’t I went back to be told they didn’t know who I was and that they’d never seen me before!

Avoid this company at all costs!!! (Wouldn’t allow me to go past 12 months on the the review date)

Terrible management

There’s nothing I can say which hasn’t already been said. I just want to reiterate that the management team consists of dishonest, money grabbing people. It took us months to get our deposit back, and only once we’d sent a formal letter threatening legal action. Save yourself some stress and rent elsewhere.

The worst landlord experience

If I could give 0 stars, I would. They tried to keep my money and ignored my emails. They only returned it when I raised a small claims dispute. Even then they extended the deadline and paid me on the last possible date despite asking for my bank details a couple of days after I raised the claim. When they did pay me they tried to get away with paying me less than they owed.

The positive reviews are fake!

The positive reviews are fake, bribes for gym fobs, positive references and to get deposits back. Most tenants have to go through TDS to get their deposit, RL doesn't bother to accuse people of damage, they just completely ghost them and keep their money.
You'll get told their 'accountant' is on holiday, 52 weeks of the year. It's a bank transfer. and it's owed to you within 10 days, (not working days) of leaving.

Having been gazumped on a rental…

Having been gazumped on a rental property I really was down to the wire at finding somewhere else to rent and then a rental at Blakeridge Mill came along. I contacted them and spoke with Harriett who got the ball rolling exceptionally quickly and always came back to me straight away with any questions or concerns that I had. The application was fast and she didn't leave me hanging around like many of the other agents I'd dealt with. Literally everything was done and dusted within a week and I can't tell you how much of a relief it was to deal with someone that actually appeared to want to have tenants rent a property!
The mill itself is exceptionally clean and the maintenance team are great, especially Dave. You have an issue, you email them, they email back and the work gets carried out (now isn't that a refreshing change from landlords who want to take their time or on holiday or need a part that takes 3 weeks to order!
I've seen a few reviews around that say the walls are paper thin and you hear everything. I can honestly say it's quite the opposite and for a mill complex this size that's saying something! You want to stand in the corridors then maybe you'll hear an odd Voice or a loud TV but behind closed doors you could literally be in a detached building it's that quiet. Occasionally you'll hear the odd car door from the car park (if your windows are open) but you don't hear car alarms or house alarms like you sometimes can if you live on a street or avenue etc...why?...because it has a gated barrier and fobs to access the buildings. I'm in a 2 bed apartment and the space is great. The apartments are all nicely decorated and modern and have some great original features. The corridors are lined with pictures of the mill when it was working in its glory as a textile mill as well as the transition to how it became homes for many many people. You can see from the photos how they've lovingly restored the building and used lots of the original features to enhance this great now modern living space.
The onsite gym, swimming pool and communal areas are an added bonus and everyone is very respectful to other tenants and their surroundings. Let's face it, if you went abroad self catering and had these facilities you'd be boasting to your friends that you were staying 4* or 5*
If I was to give any form of negative (and trust me it's not a massive one, I'd say the rooms can get very warm on summers days due to the main buildings only having one small window in each room opening, so top of my wish list would be air con, however a couple of portable Aircon units purchased by myself have alleviated the problem. The gym however really could used some fans as there is no Aircon and no natural ventilation.
Second on my wishlist would be a drinks option in the communal area (but to be fair with your own apartment a stone's throw away it's no big deal)
Realistically i guess 3rd on my wish list (other than fans in the gym) is the one I really think would add the most pleasure for myself and other tenants here would be a few outdoor seats just to sit and soak up a few rays in those moments when you get some time off or lunch break if you work from home etc( a place to sit with fresh air and to ponder at what a great choice one made at coming to live here)
I don't tend to say things or give good reviews for the heck of it and to be honest if, as i go along I find things change or i have a reason to be disgruntled then I'd write another review with that in mind, but I can only speak as I find and right now I find.....it's great! 🙏 just fans in the gym Harriett 😁 please.

Lovely, modern little place; very safe and convenient

Lovely little place, we stayed here for 12 months and always felt very safe due to the security gates and cameras. Great location too, only a short walk to Batley station making commuting to work very convenient. The apartment itself came with everything we needed and we would definitely recommend staying here to young professionals looking for a safe and modern place to live. We both had access 7 days a week to the pool and gym for just £200 a year which is a lot cheaper than most gym memberships, great size pool and it is hardly used in the evenings so most of the time we had the pool to ourselves! Whenever we had any issues or enquiries Hannah and Harriet were very quick to get back to us which was really helpful and when moving out of they property they returned our full deposit to us within 10 days. Site managers were always available during the day as well to help with any problems and they are all lovely people. Overall we loved our time at Blakeridge Mill and will definitely miss our little place!

Avoid

28 March UPDATE.... Oh, another write us a positive review to get whats requested. DONT be fooled by these Jokers!

Just moved out of here and where do I begin. They reel you in with the photos and their charm. When your hear, walls paper thin, can't have music on past 9pm, water bills so high 48 per month due to them having no individual meters in the pavilion where I stayed and you have to pay that each month on top of rent, many people are complaining about this. They speak to you with disgust and like your annoying them when you have a problem. I'm literally in process of getting my bond back which I'm having great difficulty with. No way are they worth 650-750 per month. Trust me, find somewhere else. Most of the reviews on here are fake and the owners putting them on. I have emails and picture proving it all including an email asking them to put a fake positive review on - laughable! I mean who puts pictures on of before moving in?? Oh and don't get me started on the nightmare car parks. False promises. Gym is okay. Fairly quiet but none refundable deposit so no one uses it. Don't waste your energy and run before you even look. Their are WhatsApp groups etc regarding them and how bad the place really is. I have heard they are driving good tenants out to increase rents now.

Very nice apartments lived here nearly…

Very nice apartments lived here nearly a year now... very well managed and maintained to a high standard any issues are resolved straight away excellent caretaking team and cleaning team that makes sure the surrounding areas and communal areas are well maintained if any ones looking for a nice quiet apartment would recommend raspberry lettings and blakeridge Mills

Summary

Quick to move you in and sort deposit refunds. The flats are unbearably hot in summer (to the point where you can't sleep and we bought an £100 fan, which did not solve the issue). The cost of electricity is mandated via SSE, who charge crazy prices (even though heating was rarely on outside of December-Feb). Our flat got mould every winter, which was removed and then returned. Well furnished flats, although the fridge is tiny and we struggled to put our food in the space provided (2 people). Handyman is nice and sorted our washing machine when it broke. Overall okay - much better now there is a car park for parking.

What a wonderful stay we had!

My husband and I stayed in Blakeridge Mill for five months whilst we awaited a lengthy house purchase to go through. The last time we lived in a flat was over45 years ago as university students so it was a bit of a shock to the system!!!! The Apartment was lovely and adequate for our stay. Any issues we had were dealt with so quickly (eg a fridge replaced within 24 hours) and the team on the ground were excellent! I would not hesitate to recommend Raspberry Lettings as the Apartments are excellent, prices reasonable and the Raspberry Team ace!!!!!
No doubts at all!!Thank you all!!!!

Pleasant Environment, Good Gym Facilities

Pros
- Excellent shower
- Gym facilities good, not overcrowded
- Good site team/maintenance
Cons
- It would be nice to have a better parcel drop facility (Amazon locker etc) but I’m not sure how they’d go about this.

Better than expected after seeing reviews, great overall 👍

Lived in Bm building for 2 years and I’m quite happy with my experience, entry process was so fast and easy and Harriet helped setting everything up.
Although is the furniture provided is not great and walls are a bit thin I was quite happy for the price I was paying. I was worried my deposit wasn’t gonna get returned because everyone complained about it but I didn’t got any issues. Was dealt fast and professional.
Car park was a issue for the 2 years but just started being worked on as I left.
Great service overall 👍

Great Apartment & Service so far from RL

I contacted Rasberry Lettings after needing an apartment urgently due a personal circumstance. Hannah and Harriet were both very understanding and I was able to secure an apartment. During my wait for the one I had secured, they called me when one became available sooner. Always answered and returned my calls.
On the day of moving in , I was met by Harriet who gave me all the details I needed about the site and all bills and council tax had been informed prior to moving in, so nothing for me to arrange.
Overall very happy so far with the service and the apartment from RL.

I have recently moved into the apartments at Blakeridge mills. The apartments are decorated to a great standard throughout. The Raspberry Lettings team have been a pleasure to deal with, Harriet was very helpful all the way through with all my enquiries. 5 Stars!

Awful

Awful. Do not return deposits when stated. Awful sound proofing. Ignorant staff. Awful car park. Awful community. Plenty alternatives alsewhere please avoid :)

Avoid!

Avoid!! Recently moved out of here after only 3 months as it was hell on earth! Harriet and Hannah are just interested in the rent and nothing else the flat had no heating for the time i was there no wifi signal at all depsite BTs best efforts and a tiny kitchen that wasnt even useable no dishwasher and no draining board on the sink?!?! These flats were designed purely for looking good in adverts and making greedy profits the average rents in Batley are nearly £200 less than what they charge here! Also there was a lot of dodgy illegal looking building work going on whilst i was there including unsafe scaffolding blocking the main entrance so food deliverys cant come in ( nightmare getting any post or parcels for the same reason) harriet seems to have taken a dislike to her tenants eating so the local supermarkets wont even deliver now as they cant come in! Also Harriet sends out promo emails offering free gym membership for a five star review so the others are clearly fake if you do want to rent from them after all this i urge you to join the facebook group and ask current tenants any questions you may have as the pictures harriet shows are fake and she tells any lie she can to get you to sign a costly (somewhat illegal) tenancy agreement
